There are many ways to invest in real estate even if you don't have a trust fund or rich relatives giving you money.

If you have owned your home for a few years, chances are that you have equity. Homeowners can often borrow up to 80% of the home's present value from this equity.A Home Equity Line fo Credit (HELOC) is usually borrowed with interest only payments and has a lower interest rate.

Using a HELOC can usually get you into a larger investment property, giving you a better long term investment.

50/50 Joint Venture

In this case you would be a JV money partner and have 50% ownership in the property. Simply put, this means you would provide the money and sometimes get the mortgage. We would provide the team, find the property, renovate if necessary, and put equity building tenants in the home. We would then provide ongoing property maintenance and management.

This method provides the highest potential returns for you.

RSP: Through Olympia Trust or another Trustee

Did you know that you can lend money from your RRSP for the purpose of real estate investment? The fund must be registered as a self directed account though a company such as Olympia Trust or another Trustee.

There are rules involved such as "It must be an Arms Length Transaction". There are some fees but these can be covered by the JV agreement.

Arms length means that you can't have a legal interest on the property which is why we would pay a fixed interest rate to you. Your investment is secured by a 2nd mortgage on the property. Terms will vary.

RSP real estate investment will offer you a more consistant return than most mutual funds or stocks. Returns are usually higher than Bond or GICs.
